Publishing a listing

Two rules, depending on the listing

MLS listings publish themselves. As long as the feed says the property is on the market, its page is live. When the feed says sold, expired, or withdrawn, it drops off. You do not press anything, and there is no design choice to make — every listing page wears the design you picked on Website → Listing.

Manual listings need one press. Open the listing, go to Marketing, and publish. That allocates the web address and marks it live.

Both need a published site

A listing page lives on your website. If the site itself is not published, no listing page is reachable.

Website → Publish in the header does that once, for everything.

Seeing it before it is public

Website → Preview renders your site exactly as visitors will see it, including listing pages, before you publish anything. Use it rather than trying to visit the public address — an unpublished site returns “not found” by design.

Taking one down

• Manual — unpublish it from the Marketing tab, or ask Elle. She will ask you to confirm first.
• MLS — change the status in your MLS. It will drop off at the next sync.

The address

Your listing pages sit under your website, one address per listing, derived from the property. Once allocated, the address stays put, so a link you have shared does not break.

What a visitor sees

The design you chose on Website → Listing — one of five, or a custom composition — carrying:

• The photographs, in your order
• The facts and your description
• Your identity and contact details
• A Request a showing form, which becomes a client in your book

Sharing it

The page carries a proper link preview: the cover photograph, the address, and the price, formatted for the platform doing the sharing. Nothing about Luxury Lab appears on it — it is your listing, on your site.
