Deals on a board, with the transaction dates that drive your under-contract checklist.

The board
A waterline of figures across the top — in play, under contract, closing within thirty days, won year to date — then columns by stage.
Each card shows the client, the price, the side, the address, and one signal line, chosen by what matters most:
- An overdue milestone
- The next date
- “Set the transaction dates” — if it is under contract with no dates
- The expected close
- “Stale” — if nothing has moved in a fortnight
Plus a count of open tasks.
Drag a card to move it. While you are dragging, Won and Lost zones appear above the columns.
Opening a deal
Click any card. The deal card is the real surface, and it has its own address so you can link to it.
- The stage rail — click a stage to move it.
- The facts — price (
$5mshorthand works), side, linked listing, expected close, notes. All edit in place. - The timeline — the transaction milestones, with dates.
- Tasks — the deal’s open work, and a composer to jot another.
- The trail — everything that has happened on this deal.
- Ask chips — hand the deal to Elle.
- Mark lost — with an optional reason, which is appended to the notes.
Transaction dates
The six standard milestones:
- Earnest money
- Inspection
- Appraisal
- Financing
- Final walkthrough
- Closing
Plus any custom ones you want to add.
Set them on the deal card, on the client’s dossier, or by telling Elle:
Inspection is the 12th, appraisal the 18th, closing the 30th.
If you know only the closing date, seed the timeline from it and the rest are placed at sensible offsets, which you can then correct.
Steps in a deal playbook can be anchored to a milestone — two days before inspection. Until the date exists, those steps wait. Setting the dates is therefore what unrolls the whole under-contract checklist. This is why the Under contract starter’s first task is to capture them.
Re-dating a milestone resets its completed mark — a date that moved is a commitment that has not been kept yet.
Calendar
If you have connected Google Calendar, milestones appear on it as all-day events, and moving a date moves the event. See Integrations.
Closed deals
Won and lost deals move to a dated ledger below the board, out of the way but not out of reach.
